Local knowledge

Kansas City houses, decade by decade.

The metro was built in waves, and each wave left its own wiring behind. Knowing which one you live in tells you what to look for.

  1. 1900s–1940s

    Bungalows, foursquares & Tudors

Hyde Park, Brookside, the Northeast, North Kansas City, Strawberry Hill, Rosedale

Knob-and-tube and cloth-covered wire, few outlets per room, no ground. Often extended over the years by whoever had a ladder.

  2. 1950s–1970s

    Post-war ranches & split-levels

Gladstone, the Northland, Raytown, north Overland Park

Small 60 to 100 amp services, two-prong outlets, and some Federal Pacific or Zinsco panels. A few homes from about 1965 to 1973 have aluminum branch wiring.

  3. 1980s–2000s

    Suburban two-stories

Liberty, Lee’s Summit, Platte County, south Johnson County

Grounded and sound, but panels are often full, breakers are aging, and garages and basements were wired for far less than people use now.

  4. 2010s–today

    New builds & full remodels

New subdivisions north of the river and in south Overland Park

AFCI and GFCI protection throughout, and new loads: EV chargers, heat pumps, finished basements, home offices.

What should I do if I smell burning near an outlet or the panel?

Turn off the breaker for that circuit, or the main breaker, if you can do it safely, then call an electrician. If you see fire or smoke, get everyone out and call 911.

How do I know if I need a panel upgrade?

Common signs are a full panel with no room for new breakers, frequent trips, an old fuse box, a panel that feels warm or shows rust or scorching, or plans to add big loads like central air, an EV charger or a hot tub.

What is knob-and-tube wiring and should I replace it?

Knob-and-tube is the wiring used in homes from roughly the 1900s to the 1940s: single wires on ceramic knobs and through ceramic tubes, with no ground. Plan to replace it, especially where it has been spliced into, covered in insulation, or is feeding modern loads.

Do I need whole-home surge protection in Kansas City?

It is a good idea. Spring thunderstorms, lightning and utility switching all send surges through the lines, and a panel-mounted surge protector guards appliances and electronics that no power strip reaches.

How do I get a Level 2 EV charger installed at home?

Start with a load check of your panel and service, then have a dedicated 240-volt circuit run to the charger location, with a permit where required. Many homes can add one without a service upgrade; some need one.

Who licenses electricians in Kansas City, Missouri?

Inside Kansas City, Missouri, the City Planning and Development Department’s Permits Division licenses contractors. An electrical contractor needs a city business license, a Certificate of Qualification held by a qualified person (such as a Master Electrician), and a contractor license.
