Living Light Electric is based in Kansas City, Missouri, north of the river, and serves Missouri and Kansas homeowners and businesses. Here are the areas we write about most; if your town is not listed, call and ask.
Local knowledge
What the metro’s houses are wired with.
- 1900s–1940s
Bungalows, foursquares & Tudors
Hyde Park, Brookside, the Northeast, North Kansas City, Strawberry Hill, Rosedale
Knob-and-tube and cloth-covered wire, few outlets per room, no ground. Often extended over the years by whoever had a ladder.
- 1950s–1970s
Post-war ranches & split-levels
Gladstone, the Northland, Raytown, north Overland Park
Small 60 to 100 amp services, two-prong outlets, and some Federal Pacific or Zinsco panels. A few homes from about 1965 to 1973 have aluminum branch wiring.
- 1980s–2000s
Suburban two-stories
Liberty, Lee’s Summit, Platte County, south Johnson County
Grounded and sound, but panels are often full, breakers are aging, and garages and basements were wired for far less than people use now.
- 2010s–today
New builds & full remodels
New subdivisions north of the river and in south Overland Park
AFCI and GFCI protection throughout, and new loads: EV chargers, heat pumps, finished basements, home offices.
Utilities & permits
Who does what.
Most of the metro gets power from Evergy; much of Kansas City, Kansas is on the Board of Public Utilities, and Independence has its own utility. Outages and meter work go to your utility. Everything on your side of the meter is the electrician’s job, with permits from the city where the work is done.
